In essence we aim to maximise your rental income by: • Advising on the preparation and marketing of your property, including required permissions and consents, and current safety and other legislation, together with a current rental valuation. • Securing a fully referenced tenant, often with a rental guarantee, by extensive internet marketing via our own website, plus the major property portals including rightmove.co.uk. and findaproperty.com plus exclusive magazine advertising in Living South and Living South West, plus dynamic telephone marketing. • Where instructed, preparing an Inventory or Schedule of Condition. • Where instructed, preparing an appropriate tenancy agreement in accordance with current legislation and practice; taking the initial rent and deposit (equivalent to six weeks rent and held under the government’s Tenancy Deposit Scheme); arranging transfer of utilities and, upon signing the agreement and completion of the standing order, giving the tenant access to the property. • Maintaining regular contact with both Landlord and Tenant throughout the tenancy, to anticipate potential void periods, and where instructed on a Full Management basis, carrying out regular inspections to ensure the tenant is maintaining the property appropriately. • Dealing with tenancy renewals or reletting, as required, and where market conditions allow, negotiating a rent increase to maximise the income stream from your property.
