Tenants and Lettings Plus

At Lettings Plus we recognise the importance of good quality tenants to our landlords and to our business.  Our staff are fully trained and equipped to assist tenants in finding suitable properties to rent.

There are a number of points to be aware of when applying to become a tenant and to assist you we provide a helpful information booklet when you apply to rent a property with Lettings Plus.  However you will find the following limited guidance to be of interest:

Referencing – our referencing process is handled externally by a specialist referencing agency which brings the considerable advantage of speed to the process, and the application can be made online.  As a guide, the agency will require sufficient employment and other information to satisfy their specific criteria before providing Lettings Plus with a positive recommendation. In some cases a guarantor will be required, and referenced separately.

Administration Fee – when applying to rent a property through Lettings Plus, you will be required to provide an administration fee of £250 plus the referencing fee in cleared funds before your application is processed.  Conditions apply.

The Tenancy Agreement - a legal contract between you and your landlord, detailing your obligations and responsibilities in maintaining the tenancy and property. The agreement, together with any relevant notices, must be signed prior to occupation or the issue of keys.

Inventory – an inventory or schedule of condition is usually prepared for each letting to note all that is in a property together with its condition. You are normally asked to sign the inventory with the contract.  Discrepancies should be reported within seven days of the start of the tenancy, otherwise the inventory will be regarded as correct and treated as such on check out.  This seven day concession does not apply where you are directly checked into the property by an inventory clerk from our inventory sub-contractor.

Rent - due as per the tenancy agreement and generally by standing order.
The initial rent at the commencement of the tenancy along with the deposit and any other due sums must be made in cleared funds before access to the property can be given.

Deposits - All deposits are protected under Tenancy Deposit Scheme. The deposit is equivalent to six weeks rent and taken prior to occupation in cleared funds, and held against damages or other unrecoverable expenses in accordance with Tenancy Deposit Scheme regulations www.thedisputeservice.co.uk
